When a Concrete Driveway Is Worth Saving

Walk it once, in three passes, and the answer usually declares itself. What each kind of damage is telling you about the ground underneath, and the one common case where the right contractor to call is not us.

Almost nobody starts by wanting a new driveway. They start by noticing something and wondering how bad it is. So this page is not a price list. It is the diagnosis that comes first, written so you can do most of it yourself on a dry afternoon with nothing but a tape measure and a willingness to crouch down.

Everything below turns on one distinction: concrete that has failed, versus concrete that is fine and is sitting on ground that has failed. Those look similar from the kitchen window and they have completely different answers.

Pass one: kneel down and look at the surface

Start with what your hand can tell you. Run a palm over the worst area. If it is rough but solid, and what you are seeing is a lightly pitted grey with the stone still buried, the driveway has weathered rather than failed. Winters of road salt do this to every slab eventually and it is cosmetic.

Now press a boot heel into it and twist. If small pieces detach and the aggregate underneath is exposed, standing up out of the surface like gravel set in tar, the binding paste has been lost from the top layer. Depth decides what happens next. Shallow loss can be covered. Loss that has taken several millimetres over a broad area leaves nothing sound for a topping to grip, and a resurfacing job laid over it will lift within a couple of years.

Worth knowing why this happens here specifically, because it changes what you do to the replacement: the mechanism is water in the surface freezing, and deicing salt makes it worse by keeping the top wetter and by driving it through more freeze cycles than the weather alone would. Pass two: follow the cracks and put a tape across them

Concrete cracks. That is not the finding. A driveway with hairline lines running from the corners of the garage apron, or from a saw cut that was placed a little too far apart, is behaving normally. Two measurements turn a crack into information.

Width. Anything you cannot get a fingernail into is doing no harm and can be sealed to keep water out of the base. Anything wide enough to swallow a pencil is admitting water in volume, and in this county that water freezes several dozen times a season.

Step. Lay something straight across the crack and look at it from the side. If one edge sits higher than the other, stop assessing the concrete. A step means the material below is no longer supporting both halves equally, and no amount of work on the slab surface addresses that.

The pattern matters as much as any single crack. Lines that wander across panels without reference to the joints, or that form a rough map of interconnected shapes, say the slab is relieving stress everywhere at once. You are looking at a driveway that has reached the end of what it had to give, not at a driveway with a crack in it.

Pass three: stand at the kerb and sight along the whole run

Get your eye down near the level of the concrete and look up the length of it, then across it. You are checking for two things: whether water would leave, and whether the panels still form one plane.

Dips that hold puddles are a grading fault. On a driveway that is otherwise sound these are livable, but they accelerate everything else, because standing water is the delivery mechanism for every freeze-thaw problem described above.

Panels that have tipped or dropped relative to their neighbours are the important find, and they lead straight to the next section.

If it has dropped rather than broken, call somebody else

This is the case worth being blunt about. Where the concrete itself is sound, unbroken, and simply sitting lower than it used to, the fix is to raise it and fill the void underneath. Lifting is a fraction of the cost of demolition and replacement, it takes a morning rather than a fortnight, and you keep a driveway that had years left in it.

We pour concrete. We do not lift it, we have no financial interest in recommending it, and that is exactly why the recommendation is worth something. If your driveway matches this description, the honest advice is that you do not need a concrete contractor at all yet.

Lifting stops being the answer at the point the slab has come apart. Raising broken concrete to the correct height gives you broken concrete at the correct height.

Counting, rather than judging

Once you have walked all three passes, the decision usually reduces to arithmetic. Divide the driveway into its panels and count how many need work.

  • One or two panels, everything else sound, no stepping: cut them out and replace them. This is real work with a real result and it is the right call.
  • Around a third of them, or any number of them stepping: you are now paying for the same site setup, the same haulage and the same crew mobilisation more than once, for a surface that has told you it will keep asking.
  • Surface loss deep enough to expose stone across most of the area: there is nothing left to build on top of, whatever the panels are doing.

Age belongs in the arithmetic too, not as a rule but as context. A driveway twelve years old showing several of these signals has failed early, and something below it caused that. Fixing the visible half of an early failure buys a shorter reprieve than people expect.

Two things follow, and neither is obvious from the driveway itself. The first is that the strip at the street is a separate job with its own municipal paperwork, which sets your start date rather than your budget. The second is that whatever put the original driveway where it is now is still down there, and the only moment anyone will ever see it is the day the old slab comes off.
